TINSA – Market Report

TINSA is an evaluation company which is 100% owned by the CECA. The CECA is The Spanish Association of Savings Banks (Conferación de Cajas de Ahorros Espanólas).
Critics say that TINSA cannot be seen as independent due to the relationship to the CECA. The Spanish savings banks were involved in the financing of so called satellite cities (mere dormitory towns mainly occupied by commuters), constructed in the catchment areas of Madrid and other major cities.
In particular, the market which was occupied by buyers with a low income has suffered the most. Throughout recent years, this segment has experienced thousands of bank re-possessions and as a result of this the savings banks have incurred a high amount of properties.
From the perspective of the savings banks, they would not want to show the full extent of the market crash, as this would result in a disastrous outcome both for their reports and their bank balance sheets. The TINSA Real Estate Market Report is published monthly.
